Property Evaluation

Upon agreement to manage your property, PPM will do a thorough evaluation of the property and provide the client with any recommendations in reference to items that may need to be repaired or replaced in order to secure the best possible tenant at the highest market rent.

Marketing your Property

Multimedia marketing of your property, including MLS when appropriate.

Rent Collection

Most of our clients understand that collecting the rent in a timely manner is one of our top priorities and we agree. We keep accurate rent roles and are very diligent in the collection of rents.

Evictions

While we do our best to avoid evictions, they are unfortunately a part of owning income property. If an Eviction (unlawful detainer action) is required, PPM will start the process by serving a 3-Day Notice to Pay Rent or Quit. If this action does not cure the problem we will refer our client to attorneys that specialize in CA Real Estate Law.

Tenant Screening

Our thorough process includes credit checks, reference checks and an in-depth interview with the prospective tenants (s).

Bill Pay

If requested, PPM will assist our clients in processing mortgage payments and utility mortgage payments and utility payments that are not paid for by the tenant. All of our client’s transactions are accounted for and monthly and year-end statements are provided.

Repairs and Maintenance

PPM has a vast ecosystem of vendors for our clients routine service needs, repairs and major repairs or remodels. By working with the same vendors our multiple properties and projects, we are able to gain volume discounts and are familiar with their work.
